@Myles Brown, the Florida Division of Real Estate has been cracking down on wholesaling in recent years. They have no issue with you purchasing the property and then reselling it, but they have big problems with getting a property under contract then marketing the contract. 

While the guru's have said that getting the property under contract equates to equitable interest, the FL Div. of RE does NOT agree and any marketing of properties under this guise is not viewed favorably by the Division.

Definitely read up on the laws in your state.
