Started my RE journey beginning of this year and I’m still looking to do my first deal.
RE strategies I want to pursue are the BRRRR and flipping.
My problem is I can’t seem to find my first deal.
I use BP calculators and a couple spreadsheets I got from networking at my local REIA to run my nbrs but my offers are never accepted.
I’ve read a lot and listened to a lot of podcasts and understand the process quite well.
I’ve submitted plenty offers but they never get accepted.
What I’m I doing wrong?

@Razak Amadu the market is very high most places and buyers are paying the crazy prices. Stick to your criteria, perhaps broaden your search a bit and don't be in a rush. Absolutely no point in doing a deal that does not provide a sufficient margin of profit.
Keep pushing forward, keep offering, offering costs you nothing but time at this point, keep with it and wait until the perfect one comes your way.
