How do people invest in rentals out-of-state?

Hello guys,

I have been investing in a few rental properties in Virginia, but now I want to invest in multifamily in Houston/Dallas Texas as there are very few multifamily in my area. Can you guide me through the process such as how to handle tenants from another state, property manager, find tenant, etc.
