Candian buying an investment in the US

I am new to property investment and I was wondering if anyone has experience with Canadian investing in the US.

how hard is it to get financing from US bank , I know that Canadian bank offer mortgages for US properties but how long would the process take ?

What resources can I used to see if the deal makes financial sense?

Like I said, I am new to this and I have no idea where to start?
