I am a newbie looking for experienced investor’s opinion.

Market Rate: 1200-1300/unit
Price: 300k (-25% down = 225k financed)
Repairs/rehab: 15k
I’m expecting cash flow of about 500/mo
2400 rent
-1010 P&I
-300 taxes
-200 vacancies
-200 cap ex
-0 prop mgmt (self manage)

2400-1710 = 690.00
