keep or sell? that is the question

Hello everyone.  I'm trying to get some opinions about a duplex we have.  It cashflows $1100/mo after all said and done.  Mortgage 72k. agent is confident in 250k sales price.  Take the cash to invest if/when the market adjusts or keep cashflowing?  I thought of maybe getting a line of credit on it to buy more deals and keep the property long term.  down tenant is amazing, pays on time every time.  Up unit is almost ready for renting after complete update. After splitting with my partner i'm estimating 75-80k in cash if we sell. Originally paid 110k with 25% down.

Does the 1100/month include the upper unit (when it rents out) or not?  If not, what will the added CF be?

Assuming it is included, here is the full picture:

1 - Annual CF = $13k
2 - Walk away after sell = $160k (combined with partner)
3 - # of years with perfect CF to get to flip profit = 12.5 yrs
Question:  If you took the $160k from the flip, could you use it for a DP('s) on new deal(s) that would generate better than $1100 in CF per month?
