Investing with family

I currently have a few rental properties that cash flow pretty good. I am wanting to pick up 10 more properties as soon as possible. I have a family member that is wanting to loan me the down payment. They don’t want to be a partner or involved in anyway other then getting a return on their investment. I am in IL and want to know what is the best way to structure this on paper so they feel protected and how to structure the repayment. Thanks
