Hello! I am looking for strategies, tips, etc on how to calculate market rents in other markets that I am looking to invest in. If you have any tips for that, please drop them below!

I think apartments.com is probably the best since they're owned by Costar who can afford to have a bazillion people calling on rents that are current. Rentometer is like ZIlliow in that it lumps stuff together and treats them all the same. With apartments.com, you can screen by ZIP (or other location), usually, you can get a picture so you can eyeball if its a match, the size of the complex, and some amenities. The idea is to pull the most accurate comps. This isn't a ringing endorsement of CoStar since their other products are expensive, but at least for now, apartments.com is still free and useful.

Rely heavily on the local team you build up and stick to the first page of rentals on Zillow, they seem to have a lot of high fliers on there.

You may want to subscribe to the site Rentometer. I find it to be very affordable and worth the investment.
