First deal, multi-family in the Las Vegas region. Good time?

Looking to purchase my first rental property (owner occupied) hack in Las Vegas region. Ive read the book Rental Property Investing by Brandon Turner and feel I have a grip on how the investment process works. I understand timing is everything and what I buy I plan on keeping for a while. But my concerns stem from the timing of the market. My plan is to pursue offers where economic down turn can be mitigated somewhat, dont know if this is a realistic expectation. I also know its a sellers market. What are some seasoned investors thinking about when it comes to investing during these times ? Typically the area Im investing and things to look out for when pursuing my first investment property?
