Seller Financing Advice

So I am very new to real estate investing and I am looking for ways to creativly finance my deals. I am currently in the process of getting a conventional loan (FHA wasn't possible) for my first deal so I can house hack and live for free. However, I've been looking into seller financing recently and it has caught my eye because I currently do not have a lot of credit/a large pile of cash to fund other deals. I'm curious to hear how other investors approach seller financing deals and how they set them up. I understand the basics, make sure the home is owned completely by the seller, explain why it's beneficial for both parties, etc., but that is where my knowledge ends. Any tips or strategies or stories would be beyond helpful.
