Potential Rooming house deal

I have a opportunity on a potential rooming house deal in Baltimore.

This is a 8 room house with avg rents of 550 which is $4400/month.  The current owners say the rooms turn on avg 1.5 times per year with min damage to units since they are furnished.  Current mgmt charges 10% plus $300 to place new tenants.  I am struggling with how to plan for the potential vacancies.  I am curious what vacancy factor others with Rooming houses have experienced.
