SCENARIO:In Town Plot of Land

Here's a quick scenario I would love some input on. Let's say one owns a plot of land in a prime location in a town. What are the best ways of going about putting it to use? I'm sure the land is valuable so could it be sold for a reasonable price? Or is it worth more to be sub-divided first and then sold? I'm not really sure how the sub-dividing process works so I would appreciate input on that. Lastly, how much hastle is it for someone with not much experience to develop the land and potentially build on it?

Thanks BP folks!
