Best states for investing in 2021

Hey guys,

I have started doing some research into out of state investing. I’m just curious, what cities do you guys feel would be the best cities to invest in for 2021? What are the reasons for the particular city you mentioned? I’m particularly interested in areas that will appreciate as opposed to just cash flow. I’m also restricting my search to multi family investments as opposed to single family homes.
