Looking for guidance on acquiring real estate property in Kissimmee for short term rentals. Which areas are the best, what to avoid, what ROI can I expect for this zone per your experience. Been scruitinizing Airdna but would like real personal feedback.
Hey Ana! As Realtors we aren't necessarily allowed to suggest any neighborhoods or areas because of steering & the fair housing act. However, we are allowed to give you the tools to do your own due diligence & research. Niche.com, city-data.com & neighborhoodscout.com are some of the tools you can use at your disposal. Although I'm a realtor in NYC, I do have a friend who's a realtor/investor in the Orlando, Florida subdivision who would be more than happy to guide you through buying your short term rentals. @Ana Plasencia Ana, I messaged you. Depending on your price range there are a few different options. Revenue estimates can be given to you depending on such through PMs that work in STR specific in the area (I work with one can recommend.) It's important to narrow down price range, expected minimum return, your desire to self manage or outsource and then steer to a couple communities in my opinion .. hope that helps feel free to message me.

I can give you quite a bit of personal feedback about the short term rental market in Kissimmee. I am involved directly or indirectly with the purchase of vacation homes here, renovations, property management and the short term rental marketing of the homes. There have been a lot of vacation homes purchased here in the last 6 months especially. Prices have increased, and it is getting harder to find the good homes that have the most potential from a profit standpoint.
I would not rely too much on Airdna - it's too general. What I have found is there are certain communities that have homes with great potential, there are many that do not. I have also found that within these certain communities not every size home is a good investment. You really need to analyze every home on a case by case basis.
