New Investor Looking for Fayetteville Property

Hi Investor Nation! My name is Sharnece and I'm new to this real estate investing world. My fiancee and I are from the Washington, DC area and looking to purchase our first property. However, as you all may know the housing market is super competitive. We've recently been considering purchasing a home in Fayetteville, NC as it is near Fort Bragg. Since this will be an out-of-state investment purchase, we are  having trouble figuring which areas of Fayetteville are good, making sure not to overpay for a property, finding a real estate agent in the area and good PM. Any advice and/or guidance would be greatly appreciated.

Norfolk/Southern VA has one of the highest concentration of military bases in the country. It has the largest US Navy base in the world and countless other bases and facilities in the Hampton Roads area. The lowest BAH (allowance military members receive for housing) is 1365/month with the average around 1600/month. Along with the military there are a couple major colleges in the area, Old Dominion University and Norfolk State University.
