Funding for Commercial Property

What's the best way to go about getting funding for the first deal? I am looking at a couple properties I would like to get under contract and they all have over a 10+ cap rate. Just wondering what to expect and where to find funding.

What types of properties? 1-4 unit properties, 5+ unit properties? What are you looking to do with them, flip, long-term cash flow? Flipping a property will most likely require a hard money lender, not a traditional lender. For long-term holds I would suggest speaking to local banks and credit unions in addition to local brokers.
