Buying a rental with a current Renter

I don't know if I am allowed to do this on here, but I have a friend looking at a place to purchase that currently has a renter. She asked me for advice on if the tenants will need or if she can redo the lease with them or is she is stuck? Also she not sure about the current tenants deposit that was paid to the original landlord, if she would have to fork that out the deposit.
