How to structure partnerships?

I’m a remodeling contractor and my friend owns a rental property (triplex) they are ready for their 2nd investment property. I currently do flips on investment properties (not my own). Both our goal is to own buy & hold and do flips. How can we structure a partnership in order to grow together ? Do’s & Don’t?
