Contractor/self employed loan options <2yrs of work experience

Hello BP! I’ll get right to it….I’m having financing/funding issues. I would like some help with finding options to fund a property. I found a duplex that I would like to purchase it is 3/2 on each side for $400k. They rent for $1500/mo each side.

For work, I get paid hourly and commission on sales so I do not get a W2 I get a 1099.  Also, I have only been working for this company for 4 months. I have about $60k saved up and a 760 credit score. 

Just some extra notes: I am a veteran and receive about $1500/mo in disability income. I served for 4 years and just graduated with a bachelors in December. 

I’ll take any help I can get. I do not want to miss out on this opportunity! Thank you in advance!
