Scheduled to take MLO Licensing exam May 31st.. Any advice?

Hey all!

I have a SFH home in paterson NJ. Fully paid off which i am looking to do something with soon.

I manage 10M in commercial property for my father. ( 15 unit motel, duplex, and 11 unit NNN with 90% national tenants)

We recently purchased the NNN after i rehabbed a motel in Myrtle beach and flipped it for 2M within the last 5 years.

I am looking to become a MLO to finance some deals and understand the mortgage industry as a whole much better.

I am not affiliated with any brokerages. Wondering if i should look to work with a brokerage in the process of getting licensed or if i should study hard pass the exam and look for a place to work with.

Would Mr. David Greene get me on board with him brokerage??? :)

Any advice would be greatly appreciated. Thanks in advance!

Well I will always advocate for educating and getting a license/certificate/degree in whatever industry you go in. The lender I work for does broker deals with unlicensed brokers as long as the state doesn't require a broker's license. So it doesn't hurt to find a lender who will do that. But I do think credentials are essential to attract the best kind of prospects.
