Bridge loan Info

I recently have bought a house that really didn't provide cash flow, I since then converted the house into a duplex and now have a projected cash flow of $200 per unit. With that said....Im all out of cash. My question is this: for my next duplex get a bridge loan cover my 25% down payment/ finance the remaining with a DSCR and then refinance the entire deal after 3 months post closing?

    Generally DSCR Loans are not going to allow the down payment to be covered purely by another loan without having any reserves
