Home Equity Line of Credit

Hey guys new to the Forum. Looks like an amazing place. I Bought a Triplex last year. I live in one of the units and rent the other two out. Was wondering if anyone knew of a good lender for a Home equity line. The issue is i'm not sure on the comps, and I dont want to go through the whole process to find out it didn't appraise high enough for the line. I have some agents pulling comps. Zillow has it appraising real high, not sure how accurate that is. Thanks
