DSCR Loan - House hacking with multi-family

I'm considering house hacking a two-family home with DSCR loan, live in one unit and rent out the other. I have limited knowledge of DSCR loans but I know this isn't what they are meant for. However, the mortgage broker assured me it's "completely legal" since the other unit is still a rental. Does anyone have experience with this? Thank you.

A CDFI may be able to help. Change Mortgage and Quontic Bank have Lite Doc options that accept higher DTIs. I haven't used them, but worth a look.
