Looking for a Long Term Bank / Mortage company for Investment Loans. Any Advice?

I am looking for recommendations for lenders. I want to build my portfolio with one institution, at least to 2-4 properties.

I have the DTI / Salary and Credit Score to get approved for a conventional mortgage. I own my property here in Orange County, but I am looking to invest out of state (rentals)- specifically, in Ohio- to get started.

Does anyone recommend working with a broker over a bank, or can they recommend any national banks/mortgage companies with which they have had a good experience?

I want to work with an educated Loan officer who is not just trying to slam me into a deal but is willing to work with me and provide guidance.

My Loan officer at the credit union was fantastic and fought for me to get approved. However, this credit union does not offer investment loans.

Any advice would be appreciated.

I have a few clients out in Cali that invest with me in cheaper markets.  That Ohio Valley region is a great market.  You can enter for cheap and still see some appreciation or short term profit and the multis there are cheap, so that means your mortgage is cheaper and you collect multiple rents.  I got a client closing a triplex in Pittsburgh tomorrow.  He's buying for 130k, needs 100k in work, appraisal came in 330k.  The rents conservatively come to 4700/month and the mortgage payment will be 2900 or so.
