Anyone heard of 51 west Properties based out of Miami?

The rehab estimate seems very low and the ARV seems really high in my opinion, just based on a tiny bit of research looking at what this property was listed for recently (it hasn't sold), and what the surrounding similar properties are worth (~$250k). I don't know the neighborhoods or market in Jacksonville but @Jay Hinrichs might. I’d put 60% returns in 55 days in the “too good to be true” category for sure. 


sounds like scammers to me..
