Hey everyone — I've been talking with a builder who has a waterfront SFH development lined up in Siesta Key, Florida. She already has an approved construction loan and guarantor backing the deal.

She’s looking for either:

• A gap funder to bring ~$1.4M (some reimbursed via construction draws), or

• A private investor to fund the full ~$3.5M

Projected ROI is ~20% annually, target exit via sale or refinance in 18–24 months.

I’m loosely involved helping her connect with the right capital partners and just wanted to float this to the community. Happy to send the executive summary and concept docs via DM.

Curious if anyone here’s worked on similar deals — or knows someone who might be open to discussing?
