The best lenders are always local, available and respond quickly to your inquiries. Please, please, don't shop for lenders solely based on pricing and fees. I've seen many, many people lose their EMD because they picked a "cheap" lender out of state and they couldn't close and the lender is either a scammer or they'd rather spend their time on bigger deals than yours.

Develop a relationship with someone local and you will both take care of each other.
