Punching Out of the Fish Bowl: How Are You Raising Capital Beyond Your Own Network?

Most of us start by borrowing from family, friends, or colleagues — the “fish bowl” of people we already know. That works for a while, but eventually you either tap them out or realize you need to scale by finding new partners who aren’t already in your immediate circle.

I’m at that point now. I’ve raised private money from people close to me for deals, but I want to hear from this community:

How are you successfully raising capital from new connections (outside your personal network)?

What’s been your best method: BiggerPockets networking, LinkedIn, local REIAs, or building credibility with past deal case studies?

For lenders on here: what gets your attention when a new investor approaches you with a deal?

I’m working on scaling into more private deals, and I’d love to compare strategies, share what’s worked for me, and learn from others who’ve figured out how to punch out of the fish bowl.
