hard money loans

My partner and I are new investors in the DC metropolitan area. We are currently rehabbing two properties, one we purchased at auction the other at pre-foreclosure. We are planning on flipping both of them. We have upwards of 200K of equity in each. We are trying to get a hard money loan to pay contractors etc. Is anyone still doing hard money loans without taking out equity?? Any help would be much appreciated. We are running low on liquid funds.
