Need hard money loan for deal in Cresson TX. ARV 80k purchase $39,900. approx $10k rehab. Title work done. Need to close now!! Looking for 65-70% ARV with all points and cost rolled into loan I.E. 100% finacing.

Can't seen to find anyone who will lend for a property in Cresson, TX.

Anyone know of someone?
