Creat my own mortgage? or get a mortgage from a finance co?

Was wondering if someone knows the best way to go? I own a Property free and clear with a value of around $ 50,000. Things arent moving very fast here so im thinking about pulling some money out and do a lease option or owner finance. Should i create my own note and sell it? or use a traditional finance institution? Love to know what you guys think?
