LTV help for the newbie

So i am looking at a house in texas.  they are wanting to sell it for 120k, but it zillows out at 184k.  lets just assume zillow is pretty close to appraisal.  my question is, will the banks look at the value of 184k minus 120k= 64k as my 20% down?

NO! ! !   The bank will expect 20% of the sale price regardless of what it appraises for. 

Ignore the Zillow "Zestimate" it is worthless. You cannot count on any automated valuation.
