Commercial Space Buildout Capital

I am searching for capital to build out my commercial space(s).. Private lenders and angel investors seem like the obvious choice, but any advice will be appreciated. My business is a groundbreaking new concept that is at its infancy stage but we are looking to scale quickly. The average annual NOI is 82% (This is not a typo) Average build out cost is between $150k & $200k per location.
