@Mohabub Miah I've applied for a few commercial loans and the process really wasn't much different that a standard conventional loan. This was for purchase + rehab funds for a property, and all the standard paperwork was required. They did require project income and expenses on the property (rental when finished), plus a project plan on how the funds would be used. Hope that helps! - Tom

It may not be the deciding factor, but it is always requested. If income is the issue you can go with a state income private lender. Let me know if I can help.

They are looking for a history of income. As well as work history. Its one of the ways to make sure your bringing the income to cover your loan. Three years is a longer then usual (2 years being the usual). They usually ask for longer when dealing with a new company (no company credit history) or if there is something throwing up red flags.
