My fiancee and I received a GFE of ~$10k, just want to make sure these numbers seem ok to experienced folks here on BP. Owner-occupied duplex. Purchase price $317k. 20% down. 4.125% interest rate. Loan amount $253,600.
The 3 biggest items are:
Title Services and Lender's Title Insurance = $4,148
Transfer Taxes = $2377.50
Initial deposit of Escrow = $850.00
The the taxes and escrow seem fine, but what about title services? $4k seem reasonable?
Title costs seem excessive, ask for a breakdown and compare with another title company before closing.
title insruacne fee's are usually regulated by state ins agencie... there must be a lot of escrow fee's in there.. title would be 1200 to 1500 or so.
If I recall correctly ( possible reason for additional fees )
Illinois closing are handled by an attorney office and title company.
Wisconsin uses solely a title company.
