i have several deals I'm looking at, on and off market. what is a good way of getting private money? I really don't wanna use hml so I figure private money would be best. I'm thinking a 1 year balloon payment with a decent interest rate. what do you think?

I think you should get some HML education from some of us that have much more "decent interest rates" than the vast majority of Private Lenders. Don't be scared of by the the word Hard. It only refers to the fact that our security for our money is a "hard asset."
