6 months PITI reserves?

Hi,

I am going through my first multi-family purchase and I'm trying to go through the traditional lending route. Two lenders I've spoken to require 25% down + 6 months PITI reserves. Is this normal? Seems extreme but I've found this twice already. Again, this is my first property and I'm moving slower than I would normally like to. Appreciate any advice?
