Land loan?!

Hi,

I'm in escrow on some land that I would like financing on. Anyone know of someone who does these type of deals. 

I'm aware of hard money loans ranging from 8-12%, ultimately I would like to be between 5-7%.

Good credit, have money to pay cash for the land but would prefer financing.

Any input is greatly appreciated!
