NEW JERSEY INVESTMENT CO-OP REFINANCE

Does anyone know any lenders that will Re-Finance an Investment CO-OP in New Jersey?  I have a 6.01% rate on a conventional 30 year loan.

I bought in 2008 and can't find any banks that will refinance now that it is considered an investment property.

Looking for anyone with a bank contact or helpful info..

I am also open to creative suggestions.
