$0 down mortgages

I am curious on how accessible $0 down mortgages are for an investment property. I'm about to quit my corporate job and randomly came across a property that I believe I could buy and make a decent profit on rent each month to help supplement my income while building clientele for my new business. Problem is, I don't want to use any of the money I saved to live off of while building my new business for a down payment. Was hoping to find some advice here.

I could be wrong, but I think it'll be quite difficult if not impossible to find a no-money-down mortgage for an investment property. Also, are you quitting your current job and starting another one? Without a W-2 job, it'll only make it tough for you to get mortgages. Perhaps build your real estate business while also keeping a "normal" job.
