Good morning folks, I'm looking for funding for my first rental. I've heard of the big ones like Lima Capital, any companies that you guys use for your funding that aren't as known, but might have better terms and rates?

The key to finding funding is to talk to everyone. Talk with banks, credit unions, hard money lenders, private parties, etc. If you put the effort in to find anyone that has money to lend then you will find a lot of money and good terms. Once you have talked to everyone keep in contact with them and build a relationship. Relationships are key to success in real estate.

No worries, I agree with the 1st post then, you local banks, credit unions, HMLs, etc is the best way to pursue funding.
