Private Funding for Investors

I see a lot of posts about private lending and skin in the game.  If you can build relationships with private lenders you get them to fund 100% or pretty close.  It takes networking and trust in you as an investor.  How is my money protected, what happens if something goes wrong and so forth.  I use commercial loans on rental properties.  I buy them with private investors money rehab them, lease them and refi out the money back to my investors and repeat the process.  It took time to build those relationships and requires great communication.   

You need to ask yourself whether you would lend to yourself. What do you bring to the table and can you fulfill your promise? Do you have a team that can execute the plan? Do you have a track record? The money is not inexpensive (12% on average in my area). I usually only need for between 90 and 120 days. I use JV agreements notes and mortgages for structures to protect everyone. I always encourage the investors to have there attorney review the documents.
