Conventional loan lender suggestions in Memphis area

Hi BP world,

I am looking to pre approve myself  for conventional loan (80/20) for my first investment property while I am analyzing my deals. The lowest interest I got for investment property so far is 5.124 / 30 Yr fixed. Looking for suggestion or advise on banks or credit unions who can do better than that in Memphis area.
