How much would I need to finance a deal

I've been having a hard time finding out how much I would need to get a loan some people say for everything dollar I have they'll give me 4 dollars for a property and others say that it's 20% of what ever the property is listed at. Pease help thanks

@Suava Lomax  Can be as low as 3.5 - 5% down if you're going to live in the property.  Otherwise 20-25% down is pretty standard.  Also it doesn't go off the list price, it's the lower of the contract price or the appraisal.
