Student Housing question

I have several investors that have purchased properties, gutted them, rehabbed them and placed students in them and are now looking to refi the properties to get their intial investment back. Loan amounts range from $100k to $500k

does anyone here know of a lender that will do this?
the parameters are as follow:

-Seasoning of 3-6months max
-not care how many mortgages they currently have on their credit
-ltv of 65-75% ARV

these properties are currently being purchased and rehabbed cash and are located in NY.
