I am new to the business and looking to invest in both flips and rental properties in the central Arkansas in the near future, but unfortunately my credit is in not high enough to get a traditional loan from a bank. Does anyone have any advice for funding properties in my situation in Arkansas? Thank you!

Find a good partner for flips to earn seed money for your rentals. If you give investors a split of your profits, and you find and manage the deal, they may fund the entire project. This is how we got started. You have to find really good deals, since you're splitting equity. It has to make sense for your partner. However, if you find a good partner with cash, but not a lot of time to find or manage deals, it's a great strategy.
