Best Private Lending for Real Estate?

I am looking currently for a private lender to do either a fix/flip then sell or BRRRR.

I have a full-time job currently and I am located in Washington State, have a fiance who will be signing with me if we do a larger deal, and have a good down payment.

I have a project in mind where I'd need $75,000 for the house and $50,000 for rehab.

Where have you had luck? Any recommendations? Know anyone?
