Is 6.1% rate on 30 yr fixed SFR Investment Property good?

I've contact Commonfund, Solvay Bank and Prime Lending...seems the best rate for a sfr investment is 6.1% with 760 credit score and $100k+ income, $100k+ in bank and we are renting for $900/month.

Is this the best I can get? The loan is conventional - financing $76,500.

Have you contacted local small and medium banks, or credit unions?  It seems a bit on the high side for a single family structure.  Those are usually lower risk for banks, from my discussions with them.
