Source for HELOC after 5 yrs BK and HAMP modified loan

Trying to find out if anyone knows a source for a HELOC or line of credit for a home 5years out of BK (champter 7) with a HAMP modification in February 2016. History of on time payments for every month of the HAMP. Lenders I’ve talked to have said if it was just one or the other (BK 5 years out OR the HAMP) it would work but not with both. Mid credit score of 701. Solid monthly income. Is there a source out there or am I needing to look at Hard Money lenders? I could refi and get the HELOC but trying to keep the low monthly payment. Loan is $253k, home value $450k, trying to pull $100k to invest in cash flow property. Thanks for any help or advice in advance!
