Commercial lending flexibility

I’ve been looking at a self storage facility. My bank started telling 25% down and 20 years. Then they told me they might be able to do 20% down and 25 years. How flexible are commercial terms and rates? I’ve heard examples of 30 years but never have done one. Any ideas and what kind of deals are getting made at what rates? PS what kind of cash on cash return are you looking for

@Richard Sherman That is 25 year amortization. The fixed term can vary on loan or have a fully amortized float rate option after a fixed rate period.
